美國店舖慘劇
正當香港急速左傾，傳媒將注意力集中在國安法相關事件。這宗美國店舖慘劇可以說沒有報導或者說沒有引起香港人注意。明尼蘇達州伯斯恩維爾市的100萬平方英呎樓面伯斯恩維爾商場Burnsville Center Mall是地標也是公共交通中心。2020年10月，這個商場的一半因為斷供遭到拍賣。斷供欠款6,300萬美元，賣出價只有1,700萬美元。2010年，抵押這半個商場的估值是1億3,700萬美元。拍賣成交價不足當年估值兩成。債權人慘蝕超過4,000萬美元。
商場物業的業主在空置率高企，人流疏落的時候，每年承擔巨額虧蝕。以伯斯恩維爾商場為例，債權人拍賣物業損失超過4,000萬美元看似悲慘，事實上債權人笑著賣。因為這個商場自從2017年開始，每年虧蝕約1,000萬美元。

In this video tutorial I am showing you how to import old title template from Premiere Pro CS to CC2015, as in the new Creative Cloud 2017 they removed the title drop down menu and also the template button from the Legacy Titles. So the new way to import them is just by dragging and dropping the PRTL files in to the project bin or directly onto your timeline.
