Ok since ramai nak tahu macam mana nak reduce total housing loan, terpaksalah Kak Cip share.
Pertama sekali korang kena install Ez calculator apps.
Macam Kak Cip bagitahu tadi, kalau kita pinjam kat bank RM 300 000, interest rate usually from 4.2-4.7% ikutlah mana awak dapat. Kak Cip bagi tgh2 iaitu 4.4%.
So macam Kak Cip ckp td kalau pinjam RM 300 000, basically kita bayar hampir Rm 600k.
Baca kat TOTAL PAYMENT TU.
Kita pinjam RM 300k tapi baca BAHAGIAN INTEREST TU, kita bayar kat bank interest saja nak dekat RM 300k.
So Kak Cip harap korang memang tahu pun benda ni masa beli rumah.
So installment RM 1401 sebulankan.
Cuba tgk gambar kedua.
Byr sebulan RM 1401 tapi bayar pokok RM 301 saja. RM 1100 tu bayar PAEDAHHH JA KORANG!!
Jangan konfiden byr RM 1400 loan aku nak habis dah. Memang takleer bai.
Ok camne nak kurangkan bayar interest tu?? Macam Kak Cip ni jenis sakit hati sket kalau bayar kat bank buta2. Kak Cip kan org bisnes. Semua benda Kak Cip kira dulu.
Keluarkan sempoa.
Pertama sekali pilih housing loan full flexi atau semi flexi.
Then bayarlah setiap bulan extra RM 50 contohnya.
Kak Cip bagi extra payment sikit saja extra setiap bulan.
Tgk gambar ke 3 ok.
Kak Cip save dari bayaran interest Rm 26k. Maknanya dari interest dekat 300k td Kak Cip jimat Rm 26k.
Tambah rm 50 saja pun ada make a difference ke??
Cuba tgk berapa awal Kak Cip habis bayar dari plan asal??
32 bulan!!! Dekat 3 tahun habis awal!!
Ok kalau setiap bulan nak extra RM 100??

Habis bayar loan awal 6 tahun!!!
Tgk berapa interest savings!!!
Kalau ada duit banyak, masukkan terus dalam akaun housing loan yang kita buka dgn bank. Kita akan kurangkan interest kita byr.
Tetiba nak pakai duit plak???
Boleh withdraw duit kita bayar lebihlaaa..
Untung takk???
So rumah macam mana yg kita nak byr exra ni??

Kalau rumah kita sewakan, tak payah habis awal. Bukannya kita yg bayar pun. Kita pakai OPM iaitu others people money utk byr rumah tukan??

It's good to do your own research and come to your own decisions too.
You can check out the CPF website as there are a lot of helpful information there too.
It's just that previously Sean and I were very clueless so we only learned some things AFTER we bought our home haha!
To check how much CPF you need to return to your CPF Ordinary Account – and Special Account/Retirement Account and Medisave Account, if applicable – you can log in to the CPF website with your SingPass and click on My Statement - Section C: Property - My Public or Private Housing Withdrawal Details.
